OUR FEES AND RATES

DESIGN FEES

In order to demystify the complicated process of fee calculations, we have broken the service into typical packages for residential architectural designs.

According to the SACAP 2015 Fee Guidelines Board Notice 121 of 2015:

These fees are calculated in accordance with Section 1.3 “Guideline fees for professional services” of Board Notice 194 of 2011, “Annual Update of the Professional Fees Guideline Issued in terms of Section 34(2) of the Architectural Profession Act No 44 of 2000” published in Government Gazette No 34788, 2 December 2011. … Arising costs, where billed, are to be in accordance with the latest Government Gazette issue No.38863, page 114 of 12 June 2015.

FOR NEW DESIGNS:

Option 1:     R 320.00 per m² Excl. VAT    (Less than 500 SQM)                           or   Option 2:    Project Cost-Based Fee as per Government Gazette  (More than 500 SQM) 

FOR ADDITIONS OR RENOVATIONS:

Option 1:     7% of the Estimated cost of building work to be done                  or   Option 2:     R 750.00 per hour Excl. VAT for minor changes

PACKAGE - 01

Design Inception & Conceptualisation

A Complimentary short telephonic Consultation to determine your needs and requirements are performed.

  • We visit the proposed site to develop your site plan, indicating restrictions, as well as existing structure and other factors that may impact the design. (Once)
  • We then provide a client brief, providing a schedule of accommodation with an estimated budget. (Once)
  • We may provide a computer generated site plan and design concept, with elevations to best illustrate the basic scope of the project. (An Optional Extra at R 5200.00 Ecl. VAT)

Totals Cost:    R2800.00 Excl. VAT (4 Hours)

PACKAGE - 02

Full Feature Project Design

Either Available as an add-on to PACKAGE 01 or as a standalone product. 

 

  • Stage 1: Inception
  • Stage 2: Concept and viability (concept design)
  • Stage 3: Design development
  • Stage 4.1: Documentation for Local Authority Submission.

We then review, providing an updated estimated budget. We recommend  a quantity surveyor to facilitate this process.

PACKAGE - 03

Master Design & Project Oversight

Your design requirements are studied and executed with the utmost care and attention to details including all paints, fittings, finishes.
 
  • Stage 1: Inception
  • Stage 2: Concept and viability (concept design)
  • Stage 3: Design development
  • Stage 4: Documentation and procurement
  • Stage 5: Construction
  • Stage 6: Close out
The recommendation of appointments as well as the Project Management of all the other contractors needed to see the completion of your piece of art.
 
WHAT WE DO

DESIGN PROCESS & SERVICES

Design Inception

We first conduct a short telephonic Consultation to determine your needs and requirements. 

After a successful telephonic consultation, we visit the proposed site to develop your site plan, indicating contours from the land survey as well as boundaries, building lines and other statutory restrictions, as well as existing structure and other factors that may impact the design.

We then provide a client brief, providing a schedule of accommodation with an estimated budget.

Design Concept & Viability

We provide a computer generated site plan and design concept, complete with elevations to best illustrate the basic scope of the project. 

We then review, providing an updated budget. We recommend an estimate from a quantity surveyor to facilitate this process.

Design & Development

You are provided with a computer drawn site plan with elevations. The plans will be complete, with overall dimensions, floor levels, room names and floor finishes noted. We then consult with local and statutory authorities.

Local Authority Submission

LOCAL AUTHORITY SUBMISSION.                          Documents are prepared and submitted for any necessary statutory approvals.

CONSTRUCTION DRAWINGS & TENDER DOCUMENTATION. Preparation of documentation for the purposes of tender, and tender report.

Contract Admin. & Inspections

Site meeting minutes are compiled, along with Payment Certificates, Completion list, Practical completion list and Defects list.

- 06

Close Out

This is the final stage of the process. Project close-out finalizes all project activities completed across all phases of the project to formally close the project and transfer the completed.
